Torch-On Felt & New Guttering in Lancing
This Lancing project involved renewing a porch and kitchen extension. The substrate was sound, so we delivered a cost-effective felt re-roof using a three-layer torch-on system over a new vapour layer and PIR insulation—upgrading to a warm roof. Mineral cap sheets provide a tidy, UV-stable finish with slip-resistance underfoot for occasional access.
We improved drainage by correcting falls with tapered insulation, replaced the front guttering, and installed matching uPVC fascias & soffits. A compact flat skylight was added to the kitchen to draw daylight deeper into the space. We re-made the junction with the tiled main roof, renewing lead flashings and re-pointing where needed. Small roof repairs to slipped tiles completed the envelope.
Our quality process included lap checks, controlled torching temperatures, and a final water test. The homeowner received a written guarantee, photo records, and simple aftercare instructions. Where a garage extension needed resilience against occasional knocks, we added a GRP edge detail over the felt to protect the perimeter.
