The roof on this Shoreham-by-Sea home had reached the end of its life, and the owners wanted two things: a covering that would stop leaking for good, and a flat rooflight to bring daylight into the living area. After inspecting it, we recommended EPDM. On a roof this size with low upstands at the parapets, a single-ply rubber membrane gives you the fewest seams and the cleanest detailing, and seams are where flat roofs fail.
We stripped the failed coverings back, replaced the soft decking with fresh OSB3, and laid tapered PIR insulation, both to hit the U-value and to build a fall that drains water away from the house rather than letting it pool. The EPDM went down in as few pieces as possible; where seams were unavoidable, we bonded them with approved primers and tapes rather than anything that relies on a lap adhesive holding out over time. Perimeters were finished in powder-coated edge trim, and the factory-sealed rooflight was tied into the membrane with proprietary collars, so the one detail most likely to leak is warrantied instead of improvised. While we were at the eaves, we sorted the guttering and re-fixed the fascias and soffits that had been letting water in.
The rest of the property got the right system for each part rather than one system stretched across all of it. A small outbuilding took GRP fibreglass for its impact resistance. A rear extension that gets walked on regularly got a mineral cap sheet over a three-layer built-up felt spec, for the extra scuff resistance foot traffic needs. Adjacent pitched junctions were tidied and re-pointed, and we swapped out a few cracked tiles while we were up there.
Before we left, the client got a written guarantee, full photo documentation of the work, and a short maintenance plan: keep the outlets clear, and have a quick look after any storm. A re-roof is a decision about structure, drainage and how the roof gets used day to day, not just what goes on top, and that is how we approach every one.
