Is Your Flat Roof Doing One of These?
Most flat-roof leaks start small. By the time the water is visible inside, the deck below has often been wet for weeks. The six issues below are the ones we’re called out for most often — if you’re seeing any of them, the time to act is now, not next month.
Persistent leak
If water is tracking into rooms or staining ceilings after rain. We help by diagnosing the actual source of the leak, not just patching where it is wet, and carrying out a lasting repair.
Damp Patches on Ceiling
If damp patches are appearing on ceilings below the flat roof without visible rain. We help by tracing moisture ingress that has been tracking through the roof structure before showing itself inside.
Blistering or Cracking
If the existing covering is lifting, bubbling or splitting across the surface. We help by assessing whether a repair or full replacement is the right solution and carrying out the correct fix.
Standing Water On Roof
If water is sitting on the roof and not draining away after rain. We help by identifying the cause and correcting it properly, whether that is failed falls, a blocked outlet or a sunken area.
Previous repairs Failing
If patches keep coming back and the same areas are leaking repeatedly. We help by identifying whether the problem can be repaired properly or whether the covering has reached end-of-life.
Storm or Impact Damage
If the roof has been damaged by a fallen branch, debris or severe weather. We help by assessing the full extent of the damage and providing documentation for any insurance claim.
Flat Roof Repairs: Finding The Source, Fixing It Properly
Most flat roof leaks are misdiagnosed. Water travels along roof timbers and battens before it drips, which means the visible wet patch on your ceiling is rarely directly below the point of entry. We trace the actual source before we touch anything.
Once we have identified the source, we give you a written quote before any work starts. We carry out a lasting repair using materials appropriate to your roof type, whether that is GRP fibreglass, EPDM rubber or torch-on felt. We also check the full roof envelope while we are there, so secondary issues are flagged before they become leaks.
As Icopal-approved contractors, every repair is carried out to the same standard as a full installation. Photo records are taken before, during and after every job, and every repair comes with a written guarantee.

Why Sussex Homeowners Trust LF Flat Roofing With Their Repairs
From the first call to the finished job, here is what you can expect every time.
We Find The Actual Source
We trace leaks properly before we start work. The wet patch on your ceiling is rarely where the water is getting in.
Same-Day Response
Active leaks get priority. Call us in the morning, and we aim to be on your roof the same day, or the next morning at the latest.
Full Envelope Inspected
We check the full roof on every visit. Secondary issues are flagged and quoted separately so you are never caught out later
Honest Repair vs Replacement Advice
If a repair will genuinely fix the problem, we say so. If the covering has reached end of life, we tell you that too.
Tidy, Professional Workmanship
We work cleanly, protect your property throughout and remove all waste on completion. You will not know we were there except for the roof.
Photo records at handover
We document every stage so you have a permanent record of what was found, what was done and when.
What Happens When You Call LF Flat Roofing?
From the first call to the finished roof; simple, transparent, no surprises.
Call
You call. We answer. You describe what’s happening and roughly where you are in Sussex. If it’s an active leak, we prioritise it ahead of survey visits and try to get to you within hours.
Site Visit
We attend. We bring everything we need to make the roof watertight on the first visit; patches, sealant, replacement felt, lead, whatever the roof needs. Most repairs are completed in one visit.
Repair
We write up what we did, what we found, and what the roof may need in the long term. If a full replacement is the honest answer, we tell you. If a patch will hold for five more years, we tell you that instead.
Handover
You receive the ten-year written guarantee and photos of the finished work. If the same area ever leaks again within the guarantee period, we come back and fix it at no charge.
What Sussex homeowners say about LF Flat Roofing
Frequently asked questions
Find answers to common questions about our flat roofing services.
How quickly can you get to me?
We aim to respond as fast as possible. For active leaks we will do our best to visit the same day or next day. Call us and we will give you a realistic timeframe based on where you are in Sussex.
Why is my ceiling wet but the roof looks fine from outside?
Water travels along rafters and battens before it drips, so the entry point is rarely directly above the wet patch. A proper roof inspection is essential. Looking from a ladder is not enough to diagnose a flat roof leak accurately.
Will you just patch it or properly fix it?
We carry out lasting repairs using appropriate materials for your roof type. If a patch is only a short-term solution because the covering is at end of life, we will tell you honestly and explain why a full replacement would be better value.
Can you repair any type of flat roof?
Yes. We repair GRP fibreglass, EPDM rubber and torch-on felt flat roofs, as well as lead flashings, abutment details and edge trims.
Do you charge a call-out fee?
No. The survey and written quote are completely free. You only pay if you decide to proceed with the work.
Can you provide documentation for an insurance claim?
Yes. We provide photo records taken before, during and after every repair, along with a written report of what was found and what was done. This is usually suitable for use in support of a home insurance claim, but you should consult your specific insurer to be clear on their requirements.
