Flat Roof Repairs and Replacement in Lancing
Lancing is full of flat roofs: dormers on chalet bungalows, rear extensions and garages, porches and bay tops, and flat-roofed blocks of flats close to the seafront. Being so close to the sea, they take the full force of wind-driven rain, so a small split can turn into a leak quickly.
Because we’re local, coming round to look at a problem is easy. If a flat roof repair will fix it, that’s what we’ll recommend. If the roof is past its best, we’ll explain your flat roof replacement options.
Flat Roof Problems We Fix in Lancing
We cover North Lancing, South Lancing, the seafront and Widewater, Sompting and the BN15 area. Typical problems include:
- Leaks on dormers and extensions after heavy rain or storms
- Old felt that has blistered, cracked or come away at the edges
- Water pooling on garage and extension roofs
- Leaking or misted roof lights
- Cold, damp rooms under uninsulated flat roofs
- Worn roofs on blocks of flats that need upgrading without major disruption

Block of flats at The Haven, Lancing
We upgraded the roof of a block of flats at The Haven with a felt overlay system, a vapour control layer and a durable mineral capsheet. No full strip-off was needed, so there was far less disruption for residents.
EPDM warm roof with skylight, Shoreham-by-Sea
Next door in Shoreham, we replaced a failed roof with tapered PIR insulation and an EPDM rubber membrane, and fitted a factory-sealed flat roof light to bring daylight into the living area.

Types of flat roofing we can install
Torch-on felt roofing
A proven, cost-effective system laid in layers and heat-bonded for a watertight seal. A sensible choice for garages, porches and smaller roofs.
GRP fibreglass
Cures into one seamless layer with no joints or laps, so it’s ideal for roofs with lots of corners and upstands. Low maintenance and long-lasting.
EPDM rubber roofing
A single-ply rubber membrane laid in as few pieces as possible, so there are very few seams. Well suited to larger roofs and extensions.
Warm roof construction
Insulation goes above the deck, not between the joists, so the roof stays warm and dry inside and doesn’t rot from within.

Frequently asked questions
Are you based in Lancing?
Yes. We’re a family-run business based in Lancing, and we work across East and West Sussex. Lancing, Sompting, Shoreham and Worthing are all on our doorstep.
Can you fix a leaking dormer or bungalow roof?
Yes, it’s some of our most common work. Dormer cheeks, flat tops and the joints where they meet the main roof are frequent leak points. We’ll trace the leak first, then repair it properly rather than just covering it over.
Do you work on blocks of flats?
Yes. We’ve upgraded the roof at The Haven in Lancing and work for landlords and managing agents. Where the existing roof is sound enough, an overlay system can renew it with much less disruption than a full strip-off.
Can you replace my roof lights at the same time?
Yes. We fit and replace flat roof skylights and seal them properly into the new covering, so the most leak-prone detail on the roof is done right.
Which flat roof system is best by the sea?
EPDM rubber, GRP fibreglass and good-quality torch-on felt all perform well on the coast when they’re installed properly. The edges, upstands and outlets matter more than the system. We’ll recommend the right one for your roof.
What guarantee do I get?
Every job comes with a written guarantee. New flat roofs come with a 10-year written guarantee, and we’re a BMI Icopal approved installer.
