Felt Overlay & Insulated Warm Roof in Horsham
In Horsham, the client’s aim was to refresh a weathered extension roof without major structural disruption. After testing, we confirmed the substrate was sound and suitable for a felt overlay. We specified a re-roof using a three-layer torch-on felt system over a vapour control layer and PIR insulation, transforming the thermal performance into a compliant warm roof. The mineral cap sheet provides UV stability and a clean, professional finish.
Junctions to the main tiled roof were re-flashed, and we added a proprietary termination bar where space was limited. A low-profile flat skylight was installed to enhance natural light in the kitchen below, with insulated upstand and neat internal finish. We also renewed the guttering run to improve flow and prevent back-falling issues that previously caused standing water. Fascias & soffits were replaced in uPVC for long-term weather resistance and easy maintenance.
To protect longevity, we introduced tapered insulation at a key valley, removing ponding and promoting positive drainage to the outlet. After completion, we conducted a water test and provided photo documentation for the homeowner’s records. Minor roof repairs to ridge mortar and a small lead step flashing were carried out to complete the envelope.
The homeowner received a written guarantee and an aftercare plan: keep outlets clear, inspect bi-annually and after storms, and avoid intrusive fixings.
