EPDM Warm Roof with Skylight in Shoreham-by-Sea
This Shoreham-by-Sea project involved replacing an ageing membrane with a modern warm roof and new EPDM surface. The brief focused on reliability, neat detailing to parapets, and adding a flat skylight to brighten the living area. After inspection, we recommended an EPDM solution due to the roof’s size and limited upstand heights, pairing it with tapered insulation to promote drainage away from the property.
We stripped the failed coverings, replaced soft decking with OSB3, and installed PIR insulation to achieve the required U-value. EPDM sheets were laid with minimal seams; where seams were required, we used approved primers and tapes for permanent bonding. Perimeters were finished with powder-coated edge trims, and a factory-sealed roof light was integrated into the system with proprietary collars, ensuring a watertight, warrantied detail. We also addressed associated guttering and re-fixed fascias & soffits to eliminate historical leaks at the eaves.
Adjacent pitched junctions were tidied and re-pointed, with minor roof repairs to cracked tiles. On a small outbuilding, we installed GRP (fibreglass) for its impact resistance. A rear extension with heavy foot traffic received a mineral cap felt layer over a three-layer bituminous specification for added scuff resistance. This blended, building-specific approach kept the appearance consistent while ensuring each area has the most suitable system.
